If you're mindful of your budget, unsure about the timing of construction, or wondering whether your design will get through planning, this offering is for you. It’s essentially a short and sweet variation of my concept-to-completion package, slimming down the overall process and deliverables without sacrificing quality or intention.

  • As the mini architectural design is a short + sweet variation of my full concept to completion package, it’s important to consider which offers are better for your unique circumstances. The mini architectural design services will be a good fit for you if:

    • You have a tighter budget

    • You wish to sell the property with planning approval

    • You are uncertain about when and if you are doing the construction work.

  • Yes, you can.

    Of course, it would be better if I were on board from the beginning of the project.

    However, I prepare a bespoke proposal to cover the areas need further development to support you with your project.

  • The package doesn't include developing the technical drawings and specifications for construction and building control approval.

    That said, you are free to add on elements as needed at an extra cost. Simply let me know and I’ll put together a custom proposal.

  • You are free to add on design and development elements as needed at an extra cost. For example, you may choose to add on:

    • Photorealistic visuals for your development

    • Complete Technical Package ready for tender.

    • Interior Design, including procurement of finishes and fittings.

    • Bespoke joinery drawings.

    Let me know if you know ahead of time, and I’ll include the extra item(s) in a custom proposal.

  • About 4-6 weeks till planning submission, depending on the complexity of your project.

    The local authorities' decision time ranges from 7 to 12 weeks, depending on the type of application. While I can't control this timeline, I will stay in contact with the local council to respond to any additional requests they may have until the official decision notice is issued.

  • Investment starts at £2,950 for a typical rear ground floor extension and it can be split into two monthly payments (the first upfront and the second at planning submission).

    The investment will be higher if the property is in a conservation area or a listed building.

    Any additional design elements will incur extra cost and will be communicated as a flat fee with you beforehand.

    Surveys and local authority fees are not included.
